Buying A Holiday Home

How much does a holiday home cost at Three Lochs?

Static caravans start from £24,995. Lodges and premier lodges sit higher, typically £45,000–£100,000+. Live pricing is shown on each holiday home's listing — see /holiday-home-sales/homes-for-sale/.

What's included in the asking price?

The holiday home itself, sited and connected on its pitch, plus the current year's site fees. Optional extras such as decking, hot tubs and starter packs are quoted separately and clearly.

Can I view a holiday home before I buy?

Always. Park visits are by appointment so we can give you proper time to walk through every holiday home you're interested in.

Do I need a deposit?

If you're financing, lenders typically ask for 20% of the purchase price. Cash buyers pay a reservation fee to hold the holiday home — we'll confirm the figure at point of enquiry — and that fee comes off the final balance.

Is the reservation fee refundable?

Yes — fully refundable up to the point of contract exchange. After that, standard contract terms apply.

Do you take part-exchange?

Yes — including touring caravans. If you already own a static caravan, lodge or tourer, talk to the sales team for an informal valuation against our current stock.

What is a pitch fee, and how much is it?

The pitch fee is your annual licence to keep your holiday home sited at Three Lochs. It covers ground rent, the upkeep of communal areas, and use of the park's facilities. The current year's fees are included with every purchase; current annual rates are shared at the point of enquiry and are reviewed each January.

What's the season at Three Lochs?

Three Lochs runs a 12-month season. You can use your holiday home any month of the year — including winter.

Can I live at my holiday home full-time?

No. Holiday homes at Three Lochs are for holiday and second-home use only, in line with our planning permission. The 12-month season means flexible use, not residential occupancy.

Is there an age limit on holiday homes at the park?

No. There's no fixed age limit on holiday homes at Three Lochs — homes are kept on their pitch as long as they're maintained to a good standard. That's unusual for a Scottish park, and one of the reasons many of our owners stay with us long-term.

Can I sub-let my holiday home?

Yes — owners are free to sub-let their holiday home privately, for example to family, friends or through their own listing. Three Lochs doesn't run a managed sub-let scheme on your behalf, so the arrangements (and any income) sit with you.

Do I need to insure my holiday home?

Yes, holiday home insurance is a requirement of the pitch licence. We can introduce a specialist broker, or you're welcome to use your own.

What about gas, electric and water?

Gas and electricity at the park are arranged by Three Lochs and billed to owners separately from pitch fees. We'll talk you through how each one works (and typical annual costs) when you enquire. We do not charge for water usage.

Life On Park

Are dogs welcome at Three Lochs?

Yes — dogs are very welcome at the park, including in our Duck or Grouse bar and on the woodland and loch-side walks.

Is there Wi-Fi on the park?

Yes, Wi-Fi is available across the main park areas and we can advise on options for your individual pitch

How safe is the park?

Three Lochs has an on-site team. Most owners feel comfortable leaving their home unattended through the week.

Can my family or friends use the home when I'm not there?

Of course — your home is your home. There's no extra charge for guests using the facilities.

What happens if something goes wrong with the holiday home?

Our park team can usually help with day-to-day issues. For warranty matters on newer homes we coordinate with the manufacturer; for older homes we work with trusted local trades.

Selling, Upgrading And Changing

Can I sell my holiday home back to Three Lochs?

Yes. We frequently buy back homes from owners — either part-exchanging against a newer model, or buying outright when our stock list needs replenishing.

Can I sell my home privately?

Owners are welcome to sell privately. The home must remain on its pitch and the new owner is subject to the same park terms; we'll coordinate the handover.

Can I upgrade my home in future?

Most owners do, sooner or later. We make upgrading straightforward — part-exchange your existing home against a newer one, with the same pitch retained where possible.

What happens if my home reaches the end of its time on the pitch?

We'll talk to you well in advance — usually a year or more — and walk you through your options: replace, relocate or move on. There's never a surprise letter.
